Regent Park Condos Enhance a Rising Downtown Neighbourhood!

Regent Park Re-invents Itself as a Sought-After Neighbourhood

The Regent Park condos being built in this downtown neighbourhood are revitalizing Toronto’s central east end. Part of a creative initiative that began in 2005, the Regent Park Revitalization Plan is one of the best expressions of forward-thinking community building. The 69 acre neighbourhood is rapidly becoming an attractive mix of townhouses, rental and high and low-rise apartment buildings, and condominiums.  In addition to over 2000 rental units, by the project’s completion, 5400 market-price condominium units will have be built.

Along with the housing, cultural and sports facilities, parks and retail space is being built. Already, the Daniels Spectrum has become cultural heart of the neighbourhood and home to seven arts and non-profit organizations.

Regent Park has, in a short period of time, become a Toronto success story – one that is much studied by civic officials from around the world.

Prebuild Condos Coming on the Regent Park Market

One of the more exciting new buildings on the market is The Wyatt, at the corner of Dundas East and Sumach Streets. Prices for this new building start from the mid $300,000 and units range in size from Studio to spacious three bedroom. The Wyatt will include a state-of-the-art gym, a party room and rooftop terrace, outdoor playground and splash pad for kids, and sport facilities.

The Wyatt – an entire block bounded by Dundas, Sumach, Tubman and Wyatt Streets - is a "kid-friendly” building. On the fourth floor there is a Kids Zone, featuring activities, toys, craft and play rooms. There is also an outdoor playground and splash pad.

Units will include contemporary custom-designed cabinetry with Quartz countertops and European-style stainless steel appliances. The ceilings are 9 foot – and the floors a beautiful laminate.

The Wyatt has a high Walk rating, which includes a quick 15 minute stroll to the downtown core.  It is also steps to the TTC streetcar and bus routes. For car owners, the building is close to both the Don Valley Parkway, Lakeshore, Gardiner Expressway and the QEW.

What to Look for in a Condo Agent?

The quick answer lies right in those two words "condo agent”. You need a real estate agent whose specialty is the purchase and sale of prebuild or existing condo units. Toronto’s condo market has continued to be very active and new offerings often trigger frantic buyer activity. You need someone with the ability to negotiate that often chaotic market for you, and be able to move quickly on your behalf when required.

There are a few simple ways to gauge the work of your condo agent. The first is to ask for references – not just cherry picked ones, but ten or more very recent clients. The second test is also simple – how are the agent’s communication skills? Does the agent get back to you quickly – using whatever communication avenue you prefer? Does the agent listen to you and have a clear idea of what you are looking for in a Regent Park condo? Is the agent clear about your time frame? If you are in a hurry to settle, the agent should be prepared to work within that tight time frame?

They are all good questions, and require careful consideration as you set about to purchase your Regent Park condominium.
